Just a few legal questions RE: Tenant rights in OC, CA?I live in Orange County California. I have rented the identical spot for over 20 years. (it is going to be 21 in July 2011). When I first moved in I paid a security deposit of $500. If I have damaged anything, I have repaired it myself. My landlord has finally chose to go and do some upgrades on this place. ( the identical carpet has been around place for nearly three decades, cleaned by them once. Painting has actually been done once. And drapes were replaced 10 years ago.

(949) 645-1313

That's the extent of the upgrades, I have made the remaining)

I asked if that meant the fact that the rent could be raised, I was told to my face that no it would not. I realise that just isn't legally binding, nonetheless….she served me a notice today that my rent is raised $200 beginning Feb 1, 2011 ( only a three week period further from date of the notice) and likewise I have to pay a security deposit of $1,600. This is not a lease renewal, a minimum of to not my knowledge. And I was completely blindsided by this. Please advise me for my rights as far as this goes. Also, twice in a full week she's called at 5:00 pm to state that she will be more than at 8:00 am the subsequent day. Doesn’t she need to give us a 48 notice before entering the residence unless for an accident?
I understand that the rent could be raised understanding that the truth that I live here for 20 years is irrelevant to the rent, HOWEVER, I am wondering about the safety deposit following a lived here for 20 years.

Steam Master Carpet Cleaning
1710 Santa Ana Ave
Costa Mesa, CA 92627
(949) 645-1313
http://steammastercarpetcleaners.com/
info@steammastercarpetcleaners.com
